Lookup Gunnison County Recorder Records

Gunnison County Clerk and Recorder records search is separate from court case lookup. The office handles recorded documents, marriage and civil union records, elections, motor vehicle services, and many county records. Court case files and divorce decrees go to the Clerk of Court, while deeds, plats, liens, recorded surveys, marriage licenses, and civil unions route to the County Clerk and Recorder.

Gunnison County Recorder Office

Kathy Simillion is listed as the Gunnison County Clerk and Recorder. The office is in the Blackstock Government Building and is responsible for Recording, Elections, and Motor Vehicle services. The recording department processes and preserves documents as public record. Permanent record is kept on microfilm and optical images, and some county records date back to 1877.

The recording office is the right source for real estate records, military discharges, limited school records, maps and plats, marriage licenses, civil unions, subdivision plats, ditch plats, town plats, surveys, commissioner resolutions, ordinances, minutes, and county surveyor deposited surveys. Court case files, probate case documents, criminal dispositions, and divorce decrees are not recorder records. Those should be requested from the Gunnison County Clerk of Court.

Gunnison County Recorded Documents

Gunnison County offers recorded-document access through iDoc Market, with more than 100 years indexed from 1900 through 2025. The office says it is scanning and indexing additional documents. Searches can use name, legal description, reception number, or book and page. All documents can also be viewed in the office free of charge.

The Recording Office warns that C.R.S. 30-10-101(2.5)(c) means the Clerk and Recorder is not required to conduct a search of real estate records to locate a document for copying or another purpose. For practical use, that means the requester should bring as much information as possible: grantor or grantee names, reception number, legal description, book and page, recording date, subdivision name, or parcel context.

Recorder research often overlaps with court research, but the documents serve different purposes. A deed, plat, or survey may show property history and recorded interests. A District Court judgment, probate order, or divorce decree shows what a court ordered. If a court document has later been recorded, the recorded copy may be found through the recorder, while the underlying case file still belongs to the court clerk.

Gunnison County Records Request

The county public-records request form is the route for county records when routine online or in-office access does not fit. It is not the best channel for court case files, which go through the Colorado Judicial Branch, and it is not needed for all recorder records that can be viewed directly in the office or searched through iDoc Market.

Gunnison County Marriage Records

Marriage and civil union records are part of the County Clerk and Recorder side of the split clerk structure. The research states that marriage or civil union licenses are $30.00, with payment by cash, credit or debit card, or certified funds only. Certified marriage copies are listed at $1.25 each in the marriage checklist FAQ. Divorce decrees are different. They are court records and should be requested from Gunnison County Combined Court.

The recorded-document system and recording office can help with recorded marriage and civil union records, but application and license steps are distinct from case-file requests. Users should call Recording at 970-641-2038 for appointment handling or questions. When a certified copy is needed for a name change, benefits, immigration, title, or another official purpose, ask the recorder for a certified copy rather than relying on an uncertified printout.

Gunnison County Recording Limits

Recorded documents must meet Colorado and local recording requirements before acceptance. The research cites C.R.S. ยง 30-10-406(3)(a) for margin requirements and refusal of documents that do not conform. The Recording Office also posts a private vendor credit or debit card surcharge, with a minimum of $2.00 or 3.5% of the total. These payment details matter because recording costs can include base document fees, documentary fees, page or size-based copy charges, certification charges, and card surcharges.

Because the recorder is not required to perform real estate searches for requesters, the best approach is to search iDoc Market first, then bring precise references to the office if an in-person copy or certification is needed. For older documents, documents not yet indexed, or records that require inspection of plats or survey materials, the office counter remains important.

Gunnison Recorder Local Details

The Recording Office now offers Fraud/Document Alerts for property owners. It also encourages e-recording because it is convenient, fast, secure, and can reduce paper, courier costs, postage, and rejections. Vendors named in the research are CSC eRecording, ePN, Indecomm, and Simplifile.

Surveyor's surveys are recorded in real estate records beginning April 1, 2021. County resolutions from 2020 forward, ordinances from 2020 forward, and Board of County Commissioners minutes from 2021 to the most recently approved minutes are included in the online recorded-document context. This makes the recorder office important for both property research and local government document lookup.

Note: Court pleadings, criminal dispositions, and probate letters are court documents, even when they affect property or estates.
